The Property

The property is accessed through gates into a gravelled courtyard which has parking for several cars.

The entrance to the main house is into a room which was used for boots, coats, etc. and has a small sink in the corner. This room could ideally be knocked into the lounge to make that bigger and you could also make a small entrance hall just inside the front door. To the left there is a small office/study room and to the right, a door leads into the lounge with newly fitted wood burning stove. Stairs at the rear lead to the first floor. From the lounge there are double doors leading into the newly fitted kitchen which in turn leads to a small rear hallway giving access to a bathroom, separate WC and small boiler room and door to side of property.

On the first floor, there are three bedrooms. All have enough room for double beds and there is a separate unrenovated part of the attic, plus space on the landing for changes to be made. Ideally perhaps this floor would be better laid out as one double with en suite and 2 generous singles with a separate shower room on the landing area. All of this would be fairly minor work.

The house has shutters to nearly all windows and oil-fired central heating with radiators in nearly all rooms.

The oil tank is situated behind the Study/Office room, which is accessed from the outside, to the side of the property within a small shed which also contains the electric water cylinder.

The property does require a new fosse septique to be installed to comply with the latest regulations.

The main house is built of stone, well located, and stands in grounds of just over a hectare of garden and grazing land all in one plot and attached to the house. The house is detached, and also has a renovation project with it.

The renovation house can be laid out to best suit your needs (subject to the usual planning consents), and has 4 walls and a roof keeping it dry.

Behind the renovation house is a large barn and to one side of this there are two fairly large block built stables, with a stable door leading out to the land. There is also a large field shelter within the land. The property is surrounded by beautiful quiet countryside and miles of hacking straight outside your gate.

Brittany has acre upon acre of gorgeous countryside, but you're rarely too far from a village and this house is located between two, each with bars, restaurants, boulangeries, post offices and general stores and the larger village also has a butcher, a bank, a florist and a dentist, and offers rural tranquillity with everything on your doorstep when you need it; with the great road network several large towns are just a short drive away.

Located about 40 minutes from Dinard with Ryan Air flights to East Midlands, Birmingham, Bristol, Stansted and the Channel Islands or St Malo for ferries. Other travel options include TGV to Lamballe or Rennes, flights to Rennes, St Brieuc, Nantes or Brest.
